The Strata Titles Act (1998) grants owners of strata properties in Tasmania some essential rights. It also creates a number of legal obligations on owners individually and collectively which must be fulfilled on a regular basis.

The brochure "Strata Living in Tasmania" provides a summary of what is expected and includes some useful information for the owners and residents of Tasmanian strata properties.

Our role is to help the corporation and owners meet their individual and collective obligations under the Act, including:

•  A first point of contact for owners, lawyers and service providers in dealing with the strata.

•  Arrange statutory maintenance, regular contractors, gardener & cleaner of common property.

•  Undertake the management and accounting functions of the strata, including the issuing of levy notices, paying invoices, reconciling the bank and preparing annual accounts.

•  Arrange an Annual General Meeting of owners including an annual budget.

•  Prepare an annual report on the affairs of the strata.

•  Arrange insurance of buildings in the strata and public liability having regard to the Act.

•  Answer legal requisitions and provide certificates under S83 (5) of the Act.

 

As qualified Strata Managers with professional accounting, management, administration, insurance and maintenance skills and with a current knowledge on a wide range of relevant issues we believe that Strata Complete would bring professionalism and objectivity to the running of your strata.

We are members of Strata Community Australia (SCA), the peak national body for strata managers, and I serve on the Tasmanian executive.  I regularly attend SCA conferences and forums to keep up to date with developments in the Australian strata community, including legislative changes, operating norms, and trends and innovations in efficient Strata Management, including the roll out of water meters, NBN cabling and energy efficient lighting systems.
